The Home Inspection offers a detailed visual examination of the home, and Thermal Imaging Scan backed by a detailed written report with supporting photographs. The items inspected include the Roof, Electrical, Plumbing System, Heating & Cooling (HVAC), Attic, Structure/Foundation, Grading around the Home, Attic Stairs, Interior Walls, Floor Coverings, Ceilings, Countertops, Cabinets, Major Appliances, Windows, Doors, Skylights, Steps & Railings.
The Wind Mitigation report enables the homeowner to claim discounts or credits from the Insurance Company. DO NOT a hire a large inspection company that only cares about how many inspections they can complete in a day over an independent inspector who will spend the time it takes to get you the credits you deserve. A Wind Mitigation inspection identifies and reports on the key components of the structure which would most likely be impacted during a hurricane event.
The Four Point Inspection is focused on the 4 main areas of the home: The Roof, Plumbing, Electrical and HVAC. The roof age and remaining life expectancy will be provided which is critical for current insurance carriers.
A WDO Report is included on all of our Single Family, Multi-Family and Townhouse Inspections. We use a dedicated Termite Company that will also provide pricing for treatment should evidence of termite or other WDO activity be found.
Why do I need a Home Inspection on a New Home? The answer is that in today’s construction world, most developers and contractors engage in track home building and/or large development construction. The subcontractors they hire move quickly from house to house, often times making mistakes along the way which can be identified by your Home Inspector and repaired by the Contractor prior to closing.
This 1 Year Warranty Inspection is extremely important because often times builder issues can come up in the first year. These defects can be recorded in a Professional Inspection Report that then can be sent to the builder for repair before the warranty expires.

The insurance companies now require that the commercial roof certification be performed by a State Licensed Roofing Contractor. We work directly with roofing contractors to certify your roof to provide the Insurance Carrier with the roof report they require.
The Balcony Certification otherwise known as form DBPR HR-7020 is required for public lodging establishments more than 3 stories in height. The term “balcony” means “a landing or porch that is accessible to or used by the public...” The balcony inspection must include platforms, stairways, railings and railways, guardrails, balustrades, parapets, and areas enclosed by screening or other non-permanent building material. (Section 509.2112, F.S. and Rule 61C-3.001(5)(a), F.A.C.)
